INFORMATION

Arrival and departure:
How and where to collect the keys will be described after booking the apartment.

Animals are not allowed in the Property.

In the apartment we have a file with useful information, maps, etc.

Smoking is not allowed inside the apartment. Please use the open air balcony.

Telephone use may be obtained by buying an easy line phone card 
locally (manual for setting up internet is located in the info. file in the apartment).

Internet is available for unlimited surfing.
Instructions on how you connect your laptop to the wireless network is available in the information file in the apartment.

Washing machine and drier tumbler are available. Please read instructions from info. file
located in the apartment.

Damage to the Property:
When booking the Property, the Tenants accept full responsibility for any loss, breakage or damage to the contents fixtures or fittings of the Property.
The Tenants must undertake to inform the Owners immediately of any such damage during their rental period.
The cost of repair or replacement for any damages, missing items, excessive or unusual telephone charges (at the discretion of the Owners) or excessive services consumed (at the discretion of the Owners) will be deducted from the Security Deposit.
If the cost of repair or replacement exceeds the security deposit, the Tenants will be responsible for paying the difference. In the event that replacement furniture or fittings are required, the owners will source replacement items to the same standards as the originals and the Tenants will be liable for the replacement costs in full.
The Tenants are required to take care of and show consideration for the Property and must leave it in a clean and tidy condition at the end of the rental period.
This includes cleaning the oven and emptying the dishwasher before departure.
If the Tenants fail to leave the Property in an acceptable condition, the owners reserve the right to deduct a cleaning charge based on an hourly rate of __ cleaner.
The Tenants are fully responsible for the disposal of rubbish, including bottles.
Please kindly refrain from using candles due to fire restrictions.

The Tenants Obligations: 

The Tenants must undertake to allow access to the Property for the purpose of maintenance, repairs, or inspections.
The Tenants shall report to the Owners without delay any defects in the Property or breakdown in the equipment, or appliances in the Property, and arrangements for repair and/or replacement will be made as soon as possible.

General Conditions: 
We ask that the accommodation be left in the same condition as at the beginning of the stay (with the exception of dirty linen of course).
Any undue damage will be charged.
We also reserve the right to enter the property at any time, but will aim to confine this to emergencies only.
We shall be under no liability for any act, neglect or default for any loss, damage, expense or accident, injury or inconvenience whether to the person(s) or property, which our guests may sustain during their stay.
Payment of the deposit implies the acceptance of these conditions.
Tenants are expected to have consideration for other people. If in the reasonable opinion of the Owners, their representative or any other person in authority, you or any member of your party behaves in such a way as to cause or is likely to cause danger, upset or distress to any third party or damage to property, the Owners are entitled, without prior notice, to terminate the Property rental without refund or compensation. In any such circumstances the tenants will be asked to vacate the Property immediately.
The Owners will ensure the Property is cleaned before lettings, providing bed linens, and bath towels for inside purposes. The Owners can take no responsibility for any personal injuries, howsoever caused, except to the extent that such injury is attributable to the negligence of the Owners.

Cancellations:
All cancellations must be notified as soon as possible by telephone and confirmed in writing.
If there is less than 6 weeks to the commencement of the stay, then the full fee is forfeited, unless we are able to re-let . We therefore recommend that insurance is taken to cover this eventuality.

Conditions for short lets:
1. A 30% deposit, with balance due 4 weeks before holiday commences.
2. An extra deposit of 15% of the total rent is payable (as security money); this will be repaid within 14 days of the end of the rental period, less any costs for breakages, repairs or extra cleaning.
3. Any breakages or damage to be paid for or replaced.
4. Please leave clean and tidy
If you cancel, any refund will be at our discretion, largely dependent on whether we are able to rent the appartment for that period.
We ask you to leave the appartment as clean as you find it.
